Real estate development reaches institutional capital with structural frictions that have not become visible prior to negotiation. The Institutional Resource is a structural standard. It makes visible the pre-existing structural frictions that are an inherent part of real estate development. It does not intervene in operations. The standard is composed of the institutional friction axes, the conditioned modules, and the evidence taxonomy of any real estate project.
PHILOSOPHY
Frictions are inherent to real estate development; they are not an anomaly. Their impact depends on when they become visible. Frictions can have very different consequences and costs for the developer depending on when they are identified. The objective is not to eliminate frictions, but to make them visible before they influence the negotiation.
LICENSING MODEL
Institutional Resources IR licenses its own intellectual assets through usage licenses. The asset is pre-existing and standardized; all licensees receive the same asset under identical structural conditions. Its use is entirely the responsibility of the licensee, with full operational independence.
WHAT IT IS NOT
It is not consulting, advisory services, due diligence, audit, certification, or external validation. It does not replace legal, tax, financial, or technical advisors, nor does it intervene in the licensee's operations.
